If you’ve been eyeing the Airbnb market in Florida, you’re not alone. With beaches, theme parks, and year-round tourism, Florida continues to attract short-term rental investors looking for strong income potential.
But a popular destination doesn’t automatically make a property a good investment. Location, projected rental income, operating costs, and financing all play a role in whether the numbers actually work.
Before you buy, it helps to know where Florida’s strongest Airbnb markets are and what financing options may be available for an investment property.
Is Airbnb in Florida a Good Investment?
It can be, but the opportunity varies significantly by market.
Some Florida cities benefit from strong year-round tourism, while others rely more heavily on seasonal visitors, special events, or a particular type of traveler. Occupancy rates, nightly rates, local regulations, and operating costs can also look very different from one area to the next.
That means the bigger question isn’t simply whether Airbnb can work in Florida. It’s where the numbers make the most sense for the type of property you want to buy.
What Part of Florida Is Best for an Airbnb?
Based on AirDNA market data updated August 5, 2026, several Florida markets stand out for different reasons. Some command higher nightly rates, while others are seeing stronger revenue growth or more consistent occupancy.
| Market | Occupancy | Avg. Daily Rate | Avg. Annual Revenue |
|---|---|---|---|
| Key West | 60% | $617 | $79,500 |
| West Palm Beach | 58% | $354 | $45,900 |
| Jupiter | 60% | $328 | $38,400 |
| Kissimmee | 55% | $280 | $33,800 |
| Miami | 54% | $277 | $27,900 |
| Orlando | 53% | $244 | $24,700 |

Key West: Highest Revenue Potential
Key West is the clear revenue standout among the markets we compared, with average annual revenue approaching $80,000. Its high nightly rates help drive that performance, but investors also have to consider the higher cost of buying and owning property in the Keys.
West Palm Beach: Strong Recent Growth
West Palm Beach is showing some of the strongest momentum in the group. Average annual revenue is up 26% year over year, making its recent growth just as noteworthy as its current occupancy and nightly rates.
Jupiter: Smaller Market, Strong Growth
Jupiter is a much smaller short-term rental market than destinations like Miami or Kissimmee, but its recent performance stands out. Revenue is up 20.6% year over year, giving investors another reason to look beyond Florida’s biggest tourism markets.
Miami: Big Market, Big Competition
Miami has enormous name recognition and a broad visitor base, but it also has a large supply of short-term rentals competing for guests. Its numbers are a good reminder that being one of Florida’s most popular destinations doesn’t automatically translate into the highest revenue per property.
Orlando & Kissimmee: Proven Tourism, Plenty of Competition
Central Florida has something few markets can match: a massive, established tourism industry that brings visitors throughout the year. Orlando and Kissimmee also have large numbers of vacation rentals, so investors are entering mature markets where location, property type, amenities, and purchase price can make a meaningful difference

What This Means for Financing
Finding a market with strong rental potential is only part of the equation. How you finance an Airbnb or other short-term rental can look very different from financing the home you live in.
You may need a larger down payment. Investment property financing generally requires more money down than a primary residence, and the exact amount depends on the loan program, property type, and borrower profile.
Your personal income isn’t always the deciding factor. With a DSCR loan, qualification can be based primarily on the property’s expected rental income rather than the traditional income documentation used for many conventional loans. For short-term rental investors, that can make DSCR financing particularly useful because the property’s cash flow is already one of the most important numbers you’re evaluating.

Condos require an extra layer of homework. If you’re considering a condo for Airbnb use, first confirm that the association allows short-term rentals. Then talk with your lender about the building itself. Conventional lenders review the condo project, not just your individual unit, and certain hotel-like, resort, or transient-use characteristics can affect whether the project qualifies for conventional financing.
Taxes can work differently with short-term rentals. Rental income may be reported differently depending on factors such as the average length of guest stays and whether you provide substantial services to guests. Because the tax treatment can vary based on how the property is operated, it’s important to speak with a qualified tax professional before you buy.

How to Make Your Airbnb More Competitive
Buying in a strong short-term rental market doesn’t guarantee bookings. Once you own the property, pricing, presentation, reviews, availability, and the guest experience can all influence how well your listing performs.
Here are a few areas worth paying attention to.
1. Price for the Market, Not Just Your Expenses
Your mortgage payment may help determine what you need the property to earn, but it doesn’t determine what guests are willing to pay.
Pricing should reflect demand, seasonality, local events, competing properties, and slower travel periods. Airbnb offers Smart Pricing and other pricing tools that can adjust rates based on demand, and third-party platforms such as PriceLabs and Beyond can provide additional pricing tools.
The goal isn’t necessarily to have the lowest price. It’s to stay competitive for the dates guests are actually searching while taking advantage of periods when demand is stronger.
2. Make the Listing Easy to Choose
Guests often make their first decision based on what they see on the screen. Professional-quality photos, an accurate description, clearly listed amenities, and a strong first image can help your property stand out.
Be specific about what makes the property useful or different. Instead of simply calling a home “perfect for families,” show guests what that means, whether it’s multiple bedrooms, a pool, beach gear, a stocked kitchen, a crib, or proximity to an attraction.
Airbnb says listing quality, including photos, reviews, amenities, and other listing characteristics, is one of the factors its search system considers.
3. Pay Attention to Reviews and the Guest Experience
A beautiful listing can get the first booking. The experience guests have once they arrive can help determine what happens next.
Cleanliness, accurate expectations, responsive communication, easy check-in, comfortable furnishings, and prompt attention to problems can all contribute to better reviews. Small touches can help too, particularly when they make the stay easier rather than simply adding decoration.
Airbnb considers ratings, reviews, customer service, and host cancellation information when evaluating listing quality and search placement.
4. Don’t Make Your Booking Rules Too Restrictive
Availability matters. Airbnb says listings with more available dates are more likely to match a guest’s plans, and greater flexibility around the length of a stay can also help a property appear in more relevant searches.
That doesn’t mean every property should accept one-night stays or have the most flexible policies possible. Instead, look at whether minimum-stay requirements, advance notice, booking windows, and other restrictions are unnecessarily eliminating potential guests.
Airbnb now provides hosts with personalized pricing and availability insights that can suggest changes based on recent searches and bookings in their local market.
5. Use Discounts Strategically
Discounting every night isn’t a strategy, but targeted discounts can help fill gaps in the calendar.
Airbnb allows hosts to offer promotions for new listings, longer stays, early bookings, and last-minute availability. Weekly and monthly discounts can also help attract longer stays, which may mean higher occupancy with fewer turnovers.
The key is to understand why you’re offering the discount rather than lowering prices simply because a date hasn’t booked yet.
6. Keep the Property Worth Coming Back To
Short-term rentals compete with other homes as well as hotels, resorts, and other accommodations. Over time, worn linens, tired furniture, outdated photos, broken amenities, or deferred maintenance can make a property less competitive.
Regularly inspect the property, address maintenance issues quickly, and periodically compare your listing with similar rentals in the area. If competing properties have improved while yours has stayed the same, it may be time to update the property, the listing, or both.
The strongest short-term rentals aren’t necessarily the most elaborate. They’re properties that consistently deliver what guests expected when they clicked “Book.”
Thinking About Buying an Airbnb in Florida?
A strong short-term rental market is only part of the equation. The property still has to make sense for your budget, your financing, and the income you realistically expect it to produce.
Before you make an offer, it helps to understand how much you may need to put down, what loan options may be available, and how the projected rental income could affect your financing strategy.
